November in the Books / Month in Review

A: The data is in for how Manhattan RE performed in November. Here is your month in review.

Over the last 4 weeks:

PENDING SALES is UP 8.5%
ACTIVE INVENTORY is DOWN 4.3%
OFF-MARKET INVENTORY is DOWN 3%

Manhattan produced 792 New Deals Signed in November
Manhattan saw 1,045 New Listings come to market in November
Manhattan saw 439 Active Listings come OFF the market in November

When you add these figures up you see why the measure of Manhattan Inventory slid 4.3% over the course of the last 4 weeks – the math goes something like this:

1,045 New Listings – 792 Deals Signed – 439 Listings Removed = net loss 186 units

Now there are other reasons why supply may fall (i.e., broker fails to update listings for more than 30 days, active unit closes with no CSGN update from broker, etc.), but the main forces behind supply is the pace of new supply MINUS the pace of new demand MINUS the pace of listings removed from the active market. Downtown Baltimore Holiday Light Show at Power Plant

A brand new holiday light show will be showcased this season on and around the Power Plant in Downtown Baltimore.

It begins this Saturday, and it looks to be spectacular!

The light show will be held throughout the holiday season at the following times & dates:

Saturday, November 19 – Saturday December 31 Sunday – Thursday: 6pm, 7pm, & 8pm Friday – Saturday: 6pm, 7pm, 8pm, & 9pm

I may just have to go this Saturday evening for the first night. It looks SO neat! Here is a preview from the “It’s a Waterfront Life” website! The Greater Baltimore Committee describes the show as:

Baby Boomers in Canada: Will They All Decide to Sell Their Home?

There were two articles in the Globe and Mail newspaper recently discussing the Baby Boom Generation. One was an article by Rob Carrick. Rob discusses the size of the Baby Boom Generation (born in the years 1946 and 1965), plus their affect on the housing market. The other article was written by Chris Atchison. Chris writes about retirement homes and the upcoming demand for rooms and styles of retirement homes.

Rob Carrick makes the argument that now might be a good time for Baby Boomers to sell their home and realize the gain in house price. Home prices are at all time highs. By not selling now, boomers might be risking the high value in their home. The housing market is very cyclical. Prices go up and down. Selling now makes perfect sense. But will boomers actually sell?

My parents, and my peers parents are all reaching, or have reached, the age of 65.
